Start With the Year Your Frisco Home Was Built

Most homes here land in the bottom two rows. That's worth knowing, because many articles about pipe materials open with galvanized steel and lead pipes. Those belong to homes built before the 1960s, and Frisco has very few of them. Pipe materials each have their own service life, which is what makes the build year worth knowing.

Treat the table as likely, not certain. Builders overlapped materials, and some used one thing for hot lines and another for cold. A house can also have been repiped at some point, which resets everything.

Copper. Dull brown to reddish metal with thin walls. Joints look soldered, with a silvery seam where two pieces meet.

PEX. Flexible plastic tubing you can bend by hand, usually red, blue, or white. Common in homes built since the late 1990s.

CPVC. Rigid plastic in cream or off-white. It handles hot water, and it gets brittle as it ages.

PVC. Rigid white plastic that sounds hollow when you tap it. You'll see it mostly on drain and vent lines.

Galvanized steel. Dull grey metal with threaded joints. A magnet sticks to it, which copper and brass won't do.

Cast iron. Thick, heavy drain pipe in dark grey or black. It feels solid and sounds dull when tapped.

Polybutylene. Flexible pipe, usually grey but sometimes blue or black. Look for "PB2110" stamped along its length.

Plastic pipe carries printed markings right on the side. Those stamps name the material and often the manufacturer and standard. If you can read them, that's your answer.

Look, but don't take anything apart. Loosening a fitting to get a better view is how a small question turns into a wet afternoon.

Typical Lifespans, and Why They're Only Estimates

Before the numbers, a caution worth more than the numbers. Published lifespans for the same material disagree, sometimes by decades. You'll find copper listed at 50 to 70 years in one place and 70 to 100 in another. Both are presented as fact.

PEX deserves a note of its own. It's been used in Europe since the 1970s and in the United States since the 1980s. No one has watched a PEX system reach the end of its life yet, so its numbers are projections rather than history.

Even home inspectors are cautioned against predicting how long plumbing will last. The honest answer is that a range tells you roughly where you are, not what happens next year. If you want a real read on your system, have your pipes inspected.

Why Age Is the Weaker Question

Take two houses on the same street, built the same year, with the same copper supply lines. One has pipes in great shape. The other has had three pinhole leaks. Same age, same material, very different answers.

What separates them is everything except the calendar:

  • Water chemistry. Acidic or high-mineral water corrodes metal pipe faster.
  • Water pressure. Pressure that runs too high wears a system out early.
  • Installation quality. Bad joints and wrong fittings fail long before the pipe does.

  • Heavy hot-water use. Hot lines work harder than cold ones and usually go first.

Polybutylene

Polybutylene went into homes from the late 1970s through the mid-1990s. It was cheap and easy to install, which made it popular fast. Then homeowners found out it was fragile, with pipes failing after roughly 10 to 15 years.

If you find grey flexible pipe stamped PB2110, have it assessed. It's rare in Frisco, since most homes here were built after that era ended. But the oldest parts of town can still have it.

Cast iron drain lines

Cast iron lasts a long time, often 75 years or more. The catch is how it ages. It corrodes and scales from the inside, so the pipe narrows while looking fine from outside. Tree roots also find their way into cracked joints.

Homes built before roughly 2000 may have cast iron drains. If yours does and you're seeing repeat backups, that's worth a look.

Everything else? This is planning, not panic. Copper, CPVC, PEX, and PVC in a home built in the last thirty years is likely fine for years to come.
